No. Our landlord fees are calculated to include standard marketing: your listing on our website, major portals, brochure-quality assets where appropriate, and email alerts to registered applicants. If you request optional extras beyond the agreed service, we’ll quote those separately before you commit.
Viewings are accompanied by an experienced Finse lettings negotiator who knows your property and can answer questions on the spot — including weekday evenings and Saturdays where agreed, so you don’t lose qualified applicants to diary clashes.
No. In our experience, applicants are often more at ease when the owner isn’t present. We’ll agree access arrangements, codes, and keys in advance, then conduct viewings independently and report back with structured feedback.
We collect a five weeks’ rent tenancy deposit and protect it through the Deposit Protection Service (DPS), a government-approved scheme, within the required timeframe, with the prescribed information given to the tenant as the rules require. Rent is still paid directly to you by the tenant where agreed (for example by standing order); our fee is invoiced to you under your agreement (often after a successful let).
We carry out Right to Rent checks in line with Home Office rules and retain records for the required period. Where your borough operates additional landlord licensing or HMO rules, we flag obligations early and coordinate compliance documentation as part of the agreed service.
Before move-in, we confirm valid certificates where the law requires them (for example gas safety, EPC, and electrical safety standards for rentals). On full management, we diarise renewals and instruct approved contractors; on let-only, we advise what you must supply before the tenancy starts.
We do not collect rent on your behalf — for now, rent is paid straight to you by the tenant (for example by standing order to your account), as set out in the tenancy. That keeps the arrangement clear while we are not operating a client rent account. You receive rent when the tenant pays you; we do not send landlord rent statements because the money never passes through us.
Because we do not receive your rent, our fees are invoiced to you under your agreement — for example lettings-only on successful let, or short-let fees as published. Nothing is deducted from rent at source, since tenants pay you directly. Percentages are quoted excluding or including VAT as shown on our fees page and in your written terms.
We follow an agreed arrears process: prompt contact with the tenant, documented notices where appropriate, and early involvement of you and, if needed, legal advisers. The exact steps depend on your service level and the tenancy terms — we set expectations clearly at instruction.
After the initial term, renewal percentages are set out in our fee schedule. Your written agreement confirms what applies to your property.
On full management, we coordinate repairs and emergencies using vetted contractors and agreed spend limits. On lettings only, the landlord remains the point of contact for maintenance unless you add a managed layer later.
Managed landlords have access to an urgent line for genuine emergencies (for example major leaks or total loss of heating in winter). We triage, instruct contractors within agreed parameters, and keep you informed.
We schedule periodic inspections on managed properties to protect your asset and stay ahead of compliance issues. For properties, we note exterior and garden responsibilities in the tenancy and inspection reports so expectations are clear for both parties.
